The Story So Far

The project at 1906 Folsom St would bring 9 homes to a long-vacant Mission property through standard entitlement. Planning records identify 6 one-bedroom homes and no affordable units. The record does not specify the remaining unit mix or the project’s story count.

The site has a long history of vacancy and redevelopment plans. A San Francisco Department of Building Inspection reinspection found 5 of the existing building’s 6 units vacant in August 2009, with a first-floor unit still occupied. The property manager was preparing major repairs at the time. In October 2013, the manager told a housing inspector that all tenants had left and that plans were underway to demolish the building and construct a replacement.

The existing 1906 to 1908 Folsom Street building is a three-story, 6-unit apartment property dating to 1907. San Francisco’s historic-resource survey classified it as Edwardian architecture. A code-enforcement complaint identified the building as vacant in July 2024 and was later listed as inactive. A separate soft-story compliance complaint filed in October 2022 remained active in the cited property record.

The vacant property returned to the market in March 2025 for $1.35 million and sold in May 2025 for $1.05 million, according to Redfin and San Francisco MLS records.

Clark, Keegan filed the current application in May 2026, with Syncopated Architecture listed as the applicant organization and Maggie Laush assigned as planner. The Planning Department entitled the 9-unit proposal in August 2026 under permit 2026-004152PRJ. The parcel has 12 prior permits and no dead planning records. The project now joins a Mission pipeline containing 203 projects and 9232 units.
